LA JOLLA, CA, December 15, 2025 – Legacy West Partners is pleased to announce the acquisition of Cartersville Industrial, a 104,000-square-foot multi-tenant industrial warehouse located in Cartersville, Georgia, along with an additional approximately 8,000 square feet of ancillary space not included in the purchase price. This acquisition strengthens our expanding footprint across the Southeast and aligns with our strategy of targeting well-located, functional assets in established logistics corridors.

The property is fully occupied providing stable in-place income with clear opportunities to enhance long-term value. Our team plans to transition existing leases to NNN structures to align the asset with current market norms and improve operational efficiency. In addition, utilizing our Chattanooga-based management team, we plan to capture meaningful upside by enclosing existing canopy and activating previously unaccounted-for space, adding the approximately 8,000 square feet of new leasable area and expanding the building’s functional footprint.

Located roughly 40 miles northwest of Downtown Atlanta, Cartersville benefits from direct access to the I-75 corridor, connecting the property to one of the Southeast’s most active logistics networks. The submarket continues to attract industrial users due to its connectivity, growing labor pool, and cost advantages relative to the Atlanta core.
